Buying a house with a pool is fantastic. Pools are great for hosting parties and creating unforgettable memories with your family and friends. But, if you’re not too careful, buying a home with a swimming pool can quickly turn from an asset to a headache. That is why a home inspection with a swimming pool is necessary before closing the deal on a house. Our pool and spa inspection services evaluate the current condition of all accessible pool components. The inspection service consists of four parts to ensure a thorough property evaluation.

PLACEMENT

Placement inspection consists of determining the placement of the pool or spa to rule out any safety hazards. This includes fencing, gates, screen enclosure, proximity to electrical wires, location of electrical outlets, and placement to the home.

EQUIPMENT

Equipment inspection includes the inspection of the pool lights, the presence of GFCI devices, junction box condition & location, pumps, filters, piping, timers, disconnects, heaters, controls, accessories, skimmers, and the examination of electrical bonding.

VESSEL

Vessel inspection includes the pool and deck surface condition (cracks and discoloration) and the coping surrounding the pool area (open joints, cracking). Drains are also inspected for the presence of anti-vortex covers and ensure they are up-to-code.

OPERATION

Finally, the operation inspection process includes assessing the operation of the pump, above-ground leakage of the pool, proper skimming, verifying the functionality of the filtration system, heater activation, filter pressure, and the operation of the spa blower and other pumps.

FULL POOL REPORT

Upon completion of the inspection, a detailed report will be generated, including a summary of our findings, including general maintenance tips, and identifying areas in need of attention. These tips will help you understand how to make the pool functional and reasonable to upkeep. Our comprehensive report lets you become confident in your purchase decision and look forward to endless weekends in your new backyard. We offer both residential and commercial pool inspections.
